One such technology is an industrial venture that has an eight year history of providing cooling towers into the industrial sector that are energy independent. We assisting a client in their evaluation of potential acquisition of a building to repurpose it as a mixed use development. The current owner just replaced the cooling that serves the building and is paying $12,000 per month for electricity. If our client buys the building, with an allocation of capital associated with the construction proceeds, the monthly energy expense will be eliminated, which the funds spent on energy can be allocated to debt service on the building. This value is due to our alliance with The Venture Foundry which has a stake in the industrial venture with this unique building infrastructure.
