Our economic model is powered by a specific term we refer to as “Capital Recovery”, which represents the impact of the two depreciation schedules as pillars in our proprietary model used in well managed, successful projects.

One of the pillars is a depreciation schedule that facilitates the recovery of 12% to 15% of a Developers construction cost basis. This windfall occurs within a five-year window following the completion each new vertical phase in a successful development project.

The second pillar is a depreciation schedule that facilitates the recovery of between 25% to 35% of the construction cost basis within a two-year window from the start of ground breaking of each new vertical phase of a successful development. This standard is more valuable than cost segregation, yet it has not been introduced on a regional or national basis. In collaboration with the trade partner, we intend to push the adoption of this standard through a coalition we aim to build with Sponsors, Underwriters, Developers, General Contractors, Architects, and CPA's.
